We offer full-care management, with modifications tailored to suit the particular
needs of the property. We always bear in mind the owner’s viewpoint and interests;
i.e. dealing with the tenant on a daily basis in such a manner so as to merge
their needs and requirements for business success with the needs and priorities
of the owner.
We realize that taking care of the tenant is a primary concern, but taking
care of the physical assets and investment of the owner is also very important.
The assets must be protected through thoughtful management. This means taking
care of the roof, structural components of the building, mechanical equipment,
exterior paint appearance, parking lot and landscaping.
Offered at competitive rates, our standard Management Agreement includes the
following basic elements:
- KIERSEY & McMILLAN, INC. taking full-care of the property on a daily basis.
- Supervising the maintenance items for which the landlord is responsible.
- Administering the leases: collecting rent, depositing in client’s trust
account.
- Ensuring the tenant’s compliance with their leasehold obligations.
- Paying vendors and suppliers; maintaining books and records.
- Making mortgage and property tax payments in a timely manner.
- Providing monthly operating financial statements of income and expenses.
- Providing annual budgets for operations.
- Recommending needed improvements and major maintenance projects.
- Supervising construction of tenant improvements.
